These terms govern your use of this website and the services provided by Black Lotus HVAC & Electrical (“Black Lotus”, “we”, “us”).
Website use
This website provides information about our HVAC and electrical services. You may use it for personal, non-commercial purposes. You may not scrape, reverse engineer, or republish content without written permission.
All content, including text, images, design, and code, is owned by Black Lotus or licensed to us. You may share links to specific pages.
Service agreements
The terms below apply to the website. Specific service contracts (consults, installs, repair work) are governed by the written quote or service agreement you sign before work begins. If the contract conflicts with these terms, the contract controls.
Quotes and pricing
We quote after a real on-site assessment. Your actual project price depends on your specific home, scope, and conditions found during the consult. The validity period of a written quote is stated on the quote itself.
PSE rebate amounts are reflected at the rate in effect at install date. PSE rebate program terms can change; if rebate amounts change between quote and install, the quote will be updated.
Federal tax credits depend on your specific tax situation and IRS rules. We provide documentation; we don’t provide tax advice. Consult your tax preparer.
Payment
Deposit: A deposit may be required for installation projects. When one applies, the amount is stated in your written quote. Final payment: Due after the install is complete and you’ve signed off on the final walkthrough. Methods accepted: Accepted payment methods are listed on your quote and invoice. Financing is available through our financing partner. Late payment: Terms for outstanding balances are stated in your written quote or service agreement.
Warranty
Workmanship warranty: We stand behind our work. After the job, we provide a labor-and-materials warranty that covers anything not right with what we installed. The specific term is stated in your written quote and warranty packet. Manufacturer warranty: Equipment carries its own manufacturer warranty. We register every install with the manufacturer so your coverage is on file. Labor + materials warranty packet: Provided at project close-out.
Warranty does not cover damage from misuse, lack of maintenance, freeze events, or modifications by other contractors.
Cancellation
You may cancel before equipment is ordered without penalty. Once equipment is ordered or work has begun, deposits may be partially or fully retained to cover ordered materials and scheduled labor. Specific cancellation terms are in your written quote.
Service area
We serve King, Pierce, and Snohomish counties. We may decline projects outside our standard service area or for properties that don’t meet code/safety requirements.
Liability
Our liability for any project is limited to the contract value of that project. We carry general liability insurance and workers compensation insurance as required by Washington State law.
Disputes
Any disputes are first addressed by direct discussion. If unresolved, disputes are subject to mediation under Washington State rules. Both parties waive class action rights in favor of individual arbitration where applicable.
Changes to these terms
We may update these terms. Material changes are communicated to existing customers by email.

Licensing
Black Lotus HVAC & Electrical is licensed in Washington State. We are licensed, bonded, and insured. Our Washington contractor registration number is available on request and is listed on your written quote and service agreement.
