For a 2,400 sq ft Bellevue mid-century replacing a 1998 furnace, the 10-year net cost picture favors a heat pump by about $5,000 to $8,000 after stacking the PSE rebate, federal credit, and operating savings. West-facing Somerset and Newport homes get even more cooling-side benefit during summer.
The exception: 1960s and 70s ranch homes with original 100-amp panels and aging breakers. In those cases we upgrade the panel first, then install the heat pump in the same project.
