What Tacoma homes specifically need

Tacoma housing breaks roughly into three eras.

Each one calls for a different approach. The Stadium District craftsman isn't the same as the West End rambler, and we don't pretend it is.

    Pre-1950 craftsman and bungalow.

    Stadium District, North End, Old Town, Proctor, Hilltop. Original knob-and-tube still common. 60A or 100A panels. Heat pump install usually requires K&T remediation AND panel upgrade before HVAC work. Full project $25,000 to $35,000.

  2. 02

    Mid-century to 1980s.

    South Tacoma, parts of Central, Lincoln District, McKinley Hill. 100A to 200A panels, gas furnaces from the 90s now end-of-life. Heat pump installs are 2 to 3 days, $16,000 to $22,000 net.

  3. 03

    Newer infill and West End.

    West End, University Place edge, Fern Hill newer sections. 200A panels standard, more modern ductwork. 2-day straightforward retrofits, $14,000 to $18,000 net.

The Tacoma math

Why Tacoma heat pump installs require more electrical scope.

Tacoma's older housing stock means more comprehensive projects. Many North End and Stadium District homes need K&T remediation and panel upgrade before a heat pump can be added safely. That's not a downside — it's an opportunity to electrify the whole house at once on one permit.

The exception: Tacoma is in Tacoma Power territory, not PSE for electricity. Some PSE rebates don't apply to Tacoma installs the same way. We confirm at consult.
